Home > Lending Criteria >Follow these tips to ensure your application is processed as quickly as possible.
Once you submit your DIP you will be advised which documents are required, we won’t ask for any more than we need. From time to time, we may however request additional documents to support our underwriting decisions. If we do need anything additional, we will request it via the Intermediary Portal, and send you an email.
Proof of Income
Basic Income
Payslips to cover latest full month.
Variable Additional Income
Last 3 months payslips, Latest P60.
Fixed Additional Income
Last 3 months payslips, Latest P60.
Self Employed Sole Trader / Partner
Last 2 years tax returns and tax calculations (formerly SA302s).
Limited Company Director
Last 2 years final accounts.
Accountant’s certificates may be requested in some circumstances.

Investments
Latest investment statement showing current value of investments. Please note that to account for market volatility, investment balances must cover the loan amount whilst assuming a 20% reduction.
Sale of other property
Full details of the background property including confirmation of ownership, most recent mortgage statement (if mortgaged). Perenna reserves the right to complete a digital valuation on any background properties required to support the application to ensure there is sufficient equity available.
Pension lump sum
If the pension has yet to be drawn down, please provide the latest pension statement confirming current balance of pot. We will accept 25% of this balance as a repayment vehicle. Pension forecasts and future balances are not acceptable as repayment strategies. If the pension is already being drawn down we cannot accept any value of the pot. Instead we would expect to see the equivalent of the cash lump sum in either savings or investments.
Please note, repayment strategies should be displayed in £ sterling.

If we request proof of identity, please provide one of the following listed documents which confirms the customer's full legal name and date of birth:
• Valid signed Passport
• Valid full Photo Driving Licence
• National ID Card
Please note that by uploading documents to the portal you are confirming that the document is a true copy of an original document that you have seen. You are also confirming that any photo identification is a true likeness of the applicant. NB: Non-British nationals must provide evidence of indefinite leave to remain. EU nationals however can provide evidence of their settled status.

• A Council Tax bill confirming the customers name and address, dated within the last 12 months.
• Utility bill dated within the last 3 months. A digital bill is acceptable for this purpose.
• Bank Statement dated within the last 3 months. Online bank statements are not acceptable for this purpose.
• Driving Licence with address (if not used for ID)
• Current household insurance certificate
• HMRC tax documentation (showing name, address, unique identifier, and dated within the last 12 months)
• A mortgage statement dated within the last 12 months.

Your customer will receive a letter of acknowledgement from the developer, plus a personalised Own New illustration confirming their property is part of the Own New scheme. This needs to be provided to Perenna to prove their eligibility for our Own New Rate Reducer mortgage.

In some circumstances, we may ask to see evidence of the customer deposit. If this is required, we will advise you what documents we need.
Where a deposit is being gifted, a gifted deposit declaration must be completed and submitted with the application.
Bank Statements
Bank Statements
If we request Bank Statements, then we require statements covering the latest 1 months transactions. This should show both the applicants’ income and regular committed expenditure. Where different accounts are used for income and expenditure, both should be provided. In some circumstances we may ask for additional statements to cover a longer period.
Digital scans of paper statements are acceptable, and online statements are acceptable if they have been downloaded in a PDF format.
Screenshots, spreadsheets, and online transaction lists will not be accepted.
Statements must show the applicant’s name, address, account details and transaction history. Redacted statements are not acceptable.

Documents uploaded via the Intermediary Portal do not need to be certified. However, please note that by uploading documents to the portal you are confirming that the document is a true copy of an original document that you have seen.
You are also confirming that any photo identification is a true likeness of the applicant.
If we have any doubts about the authenticity of a document, we retain the right to reject it and ask for further supporting evidence or certified evidence in a different format. If acceptable evidence cannot be provided we will decline the application.
